In October 2012 we spoke with the city to try to find out some details regarding the timing and costs of the upcoming city water and sewer expansion. The information below is what we were told.

The job is being bid out, so they do not know the exact price yet. The assessment price will be based on the size of the lot (avg. lot size is approx. 10,000 sq. ft.). The last time this project was worked on, the price was $2.00 per sq. ft. This was done at the height of new construction going on, when building prices were high. So there is hope that the price will be somewhat less, but that is unknown at this time.

There are 3 options to pay for the assessments:

1) all at once

2) added to the property taxes, spread out over 18 to 20 years

3) deferred for 10 years – don’t pay anything until 10 years later; owe all at that time

The assessments are for bringing the utilities down the street.

Then there are impact fees, which are for bringing the utilities from the street onto the property. The cost of this is estimated to be $6,000 to $8,000. Once this is on the property, the property owner is given 180 days to connect (which is another expense - hiring a plumber to do the connection). The impact fees would have to be paid at the time of connection, or the owner can set up financing for 6 years.
